Unique Homes Spain is here for both the buyer and seller, helping sellers maximize the value and exposure of their property and buyers manage their property transactions from the first viewing, through to the notary date.
Property transactions are one of the most important steps that any of us carry out during our lifetime. The advice and services that we offer have all of this in mind, to avoid any obstacle or setback.
The purchase procedure for the buyer:
We help you find your dream home. Our experienced team will source the best selection of properties to suit your personal criteria, offering advice and flexible working hours along the viewing process.
Once we have found the home of your dreams, the contract of sale will be drawn up. This contract will include; details of the buyer and seller, price of the property, specifications of goods (by deed and/or simple note) and specify the reservation deposit.
After signing this contract our lawyer will take over, investigate and verify all the paperwork and legalities to do with the property. They will also prepare the purchase deeds.
After signing the deed, you will receive the keys to your new property. All papers must then be registered in your name, which we will organise alongside our lawyer.
Here is a brief summary of the costs of purchasing a property in Spain:

The sale process for the seller:
The job of an integral services real estate agent is to represent the interests of your clients during each step of the buying process. That’s why we make sure that the sale of your property is done with a lot of care, discretion, professionalism and enthusiasm.

The sale process will start with the best possible presentation of your property. We will personally visit your property, take professional photographs and write a detailed description. Your property will them be uploaded to our website, many international property portals and social media (if desired). In addition to this, we work together with local and international agents in Germany, Holland, Belgium, San Petersburg, Shanghai, England, France and Italy, who promote them with the most modern marketing techniques.
We manage the visits and advise you on the sale of your property from the beginning until its completion. Communication is key and we endeavour to provide our sellers with as much feedback and updates as possible.
Once a sale agreement has been reached, one of our lawyers will draw up a private contract of sale. This contract will include; details of the buyer and the seller, the price, specifications of the goods (by deed and/or simple note) and will also specify the reservation deposit.
After signing this contract, our lawyer will take over this process, verify and investigate all the paperwork. The buyer will then choose the notary.

The non-resident withholding of 3% (if applicable)
Up-to-date IBI payment
